Former Route 35 strip club site in South Amboy approved for townhouses

SOUTH AMBOY - Thirty-one townhouses have been approved for construction on northbound Route 35 at the former site of the Delilah’s Den strip club.

Red Bank-based JohnRose FM, LLC has been granted approval to build the townhomes in four buildings at 3630 and 3640 Route 35 in a development that will be called South Village Crossing.

Variances were given for building height, minimum unit width, minimum garage area and maximum density.

The 3.76-acre property is located in the Route 35 Northbound Redevelopment Area.

JohnRose will construct the townhouses in four buildings – three to be 6,720-square-feet and one to be 5,520-square-feet with a maximum building height of 40 feet.

A billboard on the property will also be demolished.

The state Department of Transportation (DOT) has been talking about improvements to Route 35 in the area for more than a decade, but no plans have been announced.

JohnRose was designated as redeveloper of the property by the South Amboy Redevelopment Agency.

Delilah's Den, which had been a thorn in the side of borough officials for years, has already been demolished. The property is vacant.

The resolution is expected to be memorialized at the Nov. 17 Planning Board meeting.
