Spartan Hall of Fame Café property demolition and development plans approved by East Lansing

EAST LANSING - City approvals earlier this month of a special use permit and site plan for property off West Lake Lansing Road will pave the way for the demolition of a now-closed restaurant and the construction of two new businesses.

Lansing Retail Management II LLC, a subsidiary of Alrig USA, bought the 1½-acre property at 1601 W. Lake Lansing Road in March.

The Bingham Farms-based commercial real estate investment and development firm plans to demolish the former Spartan Hall of Fame Café, a restaurant on the property that closed in December.

Then they will construct two free-standing buildings — a 2,432-square-foot restaurant with a drive-thru lane and window, and a 4,272-square-foot medical office. Plans also include parking for more than 80 vehicles at both buildings.

Lansing Retail Management II expects to spend $700,000 on the project, according to documents submitted to the city.

Site work could start in the next two months

East Lansing City Council approved the special use permit for the drive-thru and the property site plan on July 12.

"We should be breaking ground here, I would say, in the next 60 days," Jordan Chapman, a project manager with the company, said this week. "The building will be demolished and then we'll be scraping the site and building from the ground up."

Mitchell Harvey of Stonefield Engineering & Design, the project's design consultant, referenced “Burrito Zone” during a presentation of the project, according to the online minutes of the July 12 City Council meeting,

The minutes indicate Harvey told city officials a WellNow Urgent Care clinic would also be part of the development.

But Chapman declined to disclose which eatery will occupy the new restaurant and medical office planned for the property this week, citing lease agreements that are still being finalized.

In May, he said the "casual" restaurant expected to occupy the property is a national chain and the medical office will operate "more of an urgent care concept."

According to the development's site plan, the medical office will include eight examination rooms and a 1,000-square-foot waiting room. The plans show the restaurant will include seating for 60 people.

Chapman said the company has addressed conditions city officials attached to city approvals.

Those conditions include providing a "detailed layout of the proposed outdoor patio located to the north of the restaurant building" before a building permit is issued, according to city documents.
